Spring in the Rocky Mountains has arrived! That means a day of 70+ weather followed by rain and/or snow and then back to the warm temperatures. We welcome it all as the precipitation feeds our rivers, ponds and lakes for the upcoming summer and the warmth allows us to get out on our mountain bikes, the golf course and hiking trails.
The overall theme of our real estate market remains the same. Buyer demand higher than the limited inventory available in the market. Truth is, there are more sellers out there then just those properties on the market and it is our ability to uncover some of the shadow inventory that has allowed us to find great properties for our clients. Specifically, in our market unit sales are down compared to a year ago. The Vail Valley has seen a decline through April in residential unit sales, from 504 in 2021 to 383 in 2022 (-24%). And while the average sale price is up 19%, the overall dollar volume is down 9.4%. With average days on market at just 46, pricing your home to sell in an active buyer market is imperative. There are thresholds buyers are unwilling to pay for a property and the counsel I can provide may be the difference between your home receiving multiple offers and sitting on the market longer than average. Conversely, knowing the market for my buyers and being able to provide wise counsel may help you get that sought-after property or we may work together to find an even better opportunity if prices go too high for your perceived value.
